TERMS AND CONDITIONS

These Terms constitute a legally binding agreement between you and Idaho Wild. Read through them carefully. By using Idaho Wild’s services you agree to abide by and be bound by these terms. 

As a Guest, you are responsible for leaving the Accommodation (including any personal or other property located at the Accommodation) in the condition it was in when you arrived. You are responsible for your own acts and omissions and are also responsible for the acts and omissions of any individuals whom you invite to, or otherwise provide access to, the Accommodation, excluding Idaho Wild (and the individuals Idaho Wild invites to the Accommodation, if applicable).

You understand that a confirmed booking of an Accommodation is a limited license granted to you by Idaho Wild to enter, occupy and use the Accommodation for the duration of your stay, during which time Idaho Wild (only where and to the extent permitted by applicable law) retains the right to re-enter the Accommodation, in accordance with your agreement with Idaho Wild.

CANCELLATION OF RESERVATION
Travelers who cancel at least 30 days before check-in will get back 100% of the amount they’ve paid. Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. Otherwise 50% refund for cancellations made at least 14 days before check-in. 25% refund for cancellations made at least 7 days before check in. No refunds for cancellations made within 7 days of check-in. Cancellations due to weather will receive no refunds or rebates. Early departures will not result in a refund. 

CHECK-IN / CHECK-OUT
Check-in is at 3:00 pm | Check-out is at 11:00 am. Unless otherwise arranged, the 11:00am check-out time is crucial for the cleaning contractor to perform housekeeping duties. Therefore, please note that unauthorized late check-outs will be subject to a $250.00 charge in the event the contractor’s cleaning crew cannot enter the vacation rental premises.

HOUSEKEEPING 
The property has been cleaned and prepared prior to Guest’s arrival. Fresh linens and towels are placed in the property along with a starter supply of soaps, shampoo/conditioner and paper products. Additional supplies that may be needed are the responsibility of the Guest. There are two sets of linens for each bed and a minimum of two sets of towels for each bathroom. Property is equipped with washer and dryer. 

FIRES AND GRILLS 
Fuel will be provided for gas grills. For fire pit please build safe and reasonably sized fires, use at your own risk. Damage caused by careless fires will be guests’ responsibility and will be held financially responsible. Fire pit is subject to fire bans and weather conditions. No accelerants may be used at any time.

SHOP AND GARAGE
Shop and garage are locked, areas are not part of the rental agreement and as such are not to be entered by any guests during their stay.

WEATHER
Proceed with caution: During winter months use extreme caution because snow and ice can accumulate on walkways and driveways. Ice melt will be provided during the winter months. 

DAMAGES
Property is thoroughly inspected by staff prior to your arrival. Following your departure, staff will thoroughly check property for any damages, theft, and/or abnormal wear and tear. Guests are liable for any and all damages to the property, furnishings, equipment, and household items within the unit that occurred during their stay whether it is caused by guests or any inviree of the guests. Property is non-smoking! If during your stay anyone smokes inside the unit, a minimum $300.00 cleaning fee, plus reimbursement for any damages will be charged to your credit card. If a pet is found while staying on the premises without prior notification to owner you will be asked to leave immediately and a minimum $300.00 cleaning fee, plus reimbursement for any damages will be charged to your credit card.

If you book on behalf of additional guests, you are required to ensure that every additional guest meets any requirements, and is made aware of and agrees to these Terms. If you are booking for an additional guest who is a minor, you represent and warrant that you are legally authorized to act on behalf of the minor. Minors may only participate in an Experience, Event or other Idaho Wild service if accompanied by an adult who is responsible for them.

NON-LIABILITY and INDEMNIFICATION of Owner
Guest agrees to hold harmless and indemnify the Owner from any and all costs, expenses, legal proceedings, legal fees, suits, claims, or demands, whether from loss of life or injury to Guest and/or invitees of Guest. Owner will not be held liable or responsible for any natural disasters, acts of God, accidents or unforeseen events that may affect this vacation rental during your stay. Any interruption of services within the property, or inclement weather during your stay, will not serve to void or cancel your agreement. There are no refunds for early check out. The Owner is not responsible for Guest’s personal property. 

REIMBURSEMENT OF STAY
Idaho Wild will pay the cost of your stay up to 5 days if you use Idaho Wild’s real estate services to either buy or sell a home or property. Upon a successful closing of escrow the cost of your stay will be reimbursed by Idaho Wild. Submission of your receipt for the cost of booking is required for reimbursement.
